This Privacy Policy explains how Christian Vasquez, Residential Real Estate Broker, Groupe Sutton Clodem INC. (“we,” “us,” or “our”) collects, uses, discloses, retains and protects personal information in connection with real estate activities and through christianvasquez.ca and votremaisonvendue.com.
We are committed to protecting personal information and handling it in accordance with applicable privacy laws, including Quebec's Act respecting the protection of personal information in the private sector.

2. Personal information we collect
When you voluntarily complete a form on our websites, a landing page or through an advertising campaign, we may collect:
your name;

your telephone number;
whether you are considering buying or selling a property;
any additional information you voluntarily provide in connection with your request.
We seek to limit collection to information reasonably necessary to respond to your request and provide the requested real estate services.
Our websites may also collect certain technical or browsing information through cookies, pixels, tags and similar technologies. This may include an IP address, device or browser information, pages viewed, website interactions and information used to measure traffic sources and advertising performance.
3. How we use personal information

4. Buyer and seller forms
Our websites and advertising campaigns are intended in part for people considering buying or selling real estate.
When you voluntarily submit a form, you provide the requested information so that we may contact you regarding your real estate project.
Submitting a request for a valuation, information or real estate follow-up allows us to use the information to respond to that request.
Where we also wish to use your email address or telephone number for commercial electronic communications beyond the requested follow-up, we comply with applicable consent requirements and provide an appropriate way to withdraw consent or unsubscribe.
5. Marketing emails, newsletters and text messages
Where permitted by law, we may communicate with you by email, telephone or text message concerning our real estate services.
Where express consent is required for commercial electronic communications, we request that consent separately when necessary.
You may withdraw consent to marketing communications at any time.
Commercial emails include an unsubscribe mechanism where required. For text messages, you may use a provided STOP mechanism or contact us directly.
Unsubscribing from promotional communications does not necessarily prevent communications required or directly related to a service or transaction you requested.
6. Google Analytics and Google Ads
We use or may use Google services associated with the operation, measurement and promotion of our websites, including Google Analytics, Google Ads and Google tags.
These technologies may help us measure website visits and usage, understand how visitors find and interact with our websites, measure advertising conversions, evaluate advertising effectiveness and improve our campaigns and websites.
Where enabled and permitted, certain technologies may also be used for advertising measurement or personalization.

7. Meta Pixel, Facebook and Instagram
We use or may use Meta Pixel and Meta advertising tools in connection with advertising on Facebook and Instagram.
These technologies may be used to measure visits, interactions and conversions associated with our advertising, understand campaign performance and, where enabled and permitted, build or reach relevant audiences or perform advertising retargeting.
Meta also processes certain information in accordance with its own terms and privacy practices.

8. Cookies and similar technologies
Our websites may use necessary cookies for website operation and security, analytics cookies such as those associated with Google Analytics, and advertising technologies associated with services such as Google Ads and Meta Pixel.

9. Google Sheets and Prospects CRM
Information submitted by prospects may be recorded in Google Sheets and transferred to or stored in Prospects CRM for the management of our real estate activities.
Prospects CRM allows us to manage prospect and client contact information, communications, activities and real estate follow-ups.
Prospects is a separate technology service provider with its own privacy practices.
10. Access and service providers
Access to personal information is limited to persons who reasonably require it to perform their duties.
Depending on the circumstances, this may include Christian Vasquez, authorized administrative staff, an administrative assistant, authorized members of the marketing team when necessary to manage advertising campaigns, forms or follow-ups, and technology providers processing information to provide their services.
These persons and providers are not authorized to use the information for purposes incompatible with the services they provide or applicable authorizations.
We do not sell your personal information.
11. Processing outside Quebec
Some technology providers may process or store information outside Quebec or Canada.
Prospects states that information processed through its services is generally stored on secure servers located in Canada or the United States, although servers may be located elsewhere.
Other providers, including Google and Meta, may also process information in different jurisdictions.
Where required by Quebec law, transfers of personal information outside Quebec are subject to the required privacy assessments and safeguards.
12. Retention and destruction
We retain personal information only for as long as necessary to fulfil the purposes for which it was collected and to satisfy applicable legal, regulatory or professional obligations.
For a real estate prospect, information may be retained while the buying or selling project remains active and for the period required for authorized follow-up.
When information is no longer required for the identified purposes and no legal, regulatory or professional requirement requires its retention, it is securely destroyed or, where legally permitted and appropriate, anonymized in accordance with applicable requirements.
We maintain or implement internal retention and destruction rules appropriate to the personal information we hold.
13. Security and confidentiality
We use reasonable safeguards designed to protect personal information against loss, theft and unauthorized access, use, disclosure, alteration or destruction.
Access is limited to authorized persons, and we rely on protected accounts, systems and security measures provided by our technology providers.
No electronic system or method of transmission can guarantee absolute security.
